DHL expanding its business in Zielona Góra. Accolade started the construction of the new part of the modern industrial complex.
One of the leaders in investing to industrial real-estate is advancing in expanding its Polish portfolio. Accolade is investing in one of the largest building to date, a business park in Zielona Góra. The first tenant in the building with a potential area up to 45,700 sq m is DHL. The global logistics leader will thus expand its activities in Accolade’s parks by another 20,500 sq m. The first part of the building will be handed over in June. The new EUR 31 million project will not just meet all standards of modern and sustainable construction with an aspiration for BREEAM Very Good sustainability assessment, but also will help the further economic growth of the Polish regions.
The expansion of the modern park in Zielona Góra is part of the strategic development of Accolade along the western border of Poland, where we are also present in Goleniów, Szczecin, Gorzów Wielkopolski, and Legnica. The total amount of investment into the development of the Zielona Góra complex is worth more than EUR 94 million and to this date offers around 1 000 jobs. The current expansion will add about 650 more and will bring another strengthening to the local economic development.
“The construction of the warehouse complex in Zielona Góra started in 2017 and it was one of the first Accolade investments in Poland and the first A-class multi-let park in the city. Over the next years, it developed dynamically, offering space for tenants from the light production, logistic, and e-commerce industry. At present, the park in Zielona Góra, with a planned target area of over 138,000 sq m, is the second-largest park in our portfolio in Poland, and it is 100% leased,” comments Michał Białas, Country Head of Accolade Poland

Lubuskie is a relatively young warehouse market in Poland. In recent years, the region has experienced increased interest from investors and tenants who are looking for a convenient location to serve customers from CEE and Western Europe. *[1] Total stocks of the warehouse market in the Lubuskie Voivodeship at the end of 2020 increased by 47,000 sq m and amounted to 386,500 sq m (+ 13,84% y / y) *[2].
The main advantage of the park is the great location on the city bypass connected to the S3 expressway leading through the whole of Poland and towards other European markets. The area also offers an excellent background of support for investors and further business growth through the Kostrzyn - Słubice Special Economic Zone, which is the fastest developing polish special economic zone, both financially and territorially. Last but not least, tenants can draw on a sufficiently qualified workforce thanks to a direct connection to the scientific and technical campus of the Zielona Góra University
“The new building aspirates to high BREEAM certification of sustainability level and will have several ecological solutions mainly focused on high-saving energy systems and great water management. We also focus on developing green areas around the premises. In this case represented by landscaping with trees, shrubs, and wildflower meadows to enrich the ecosystem surrounding the facility,” added Michał Białas.
