Accolade invests in Ruda Śląska with a new industrial park in Upper Silesia
International industrial property investor Accolade is expanding its portfolio with a new facility in Upper Silesia, one of the most attractive areas of Poland in terms of industrial and warehouse spaces. The warehouse park in Ruda Śląska will have a total area of 67,000 sqm, nearly half of which is already leased to a single tenant. The investment is valued at 55 million EUR.
The new warehouse park is conveniently located close to the A4 motorway, providing easy access to Germany and cities in western Poland whilst it is also just 15 km from the A1 highway. Furthermore, the park is also a mere 60 km from the Czech border. The well-developed road infrastructure means that it is simple to travel to Katowice, approximately a 20-minute drive away, as well as to other cities in the Upper Silesia region. Finally, Katowice International Airport in Pyrzowice is also easily accessible.

The warehouse park in Ruda Śląska will consist of two buildings situated on a 13.5-hectare plot of land. Most of the warehouse space in the first one has already been leased to Regesta, a logistics services company, and the facility has been tailored to this customer's needs. Like all new investments in Accolade's portfolio, it will have a minimum ‘Excellent’ level of BREEAM certification.
According to the JLL report ‘Industrial market in Poland, 1H 2023’, Upper Silesia is the second largest warehouse market in Poland, following Warsaw. The region has remained the most sought-after destination with almost 400,000 sqm signed off, accounting for 20% of the entire country. A key factor in the growth of the warehouse sector in Upper Silesia is the skilled technical workforce. Its convenient location and excellent road connections to the rest of Poland, as well as to Western and Central Europe, also plays a significant role.
Accolade already has one warehouse park in Upper Silesia, located in Częstochowa. The investor has decided to pursue further project primarily due to location and attractive factors of this region.
