New building in Kladno-South industrial zone handed over

The Kladno-South industrial zone continues to expand. Hanon Systems, a leading company in the automotive sector, has started using a new 21,000-square-metre facility. This project, a collaboration between the developer Panattoni and the investment group Accolade, also includes the ongoing refurbishment of the tenant’s existing 16,000-square-metre premises.

Hanon Systems Thermal Technology operates a manufacturing plant for cooling systems for the automotive industry within the Kladno-South industrial zone. They have now expanded their operations with the addition of this new 21,000-square-metre hall. Construction began last summer, and the facility was handed over to the tenant this July. The existing 16,000-square-metre hall is currently undergoing the final phase of its refurbishment.

“Panattoni is a pioneer in sustainable construction in the European market. We can offer companies comprehensive solutions, including services focused on sustainable development. Sustainability of buildings is now a crucial parameter, not only for securing financing from banking institutions but also for the tenants themselves. Decarbonising the supply chain is one of the key priorities in the automotive sector. With our expertise and experience in delivering complex projects, including specific cases like our collaboration with Hanon Systems, we can contribute to the transformation of the entire industrial sector towards a greener future,” says Jan Andrejco, Regional Development Director at Panattoni.

The new building meets stringent sustainability standards and is aiming for a high-level BREEAM New Construction certification with an Excellent rating. The hall is equipped with heat pumps, a photovoltaic power plant and innovative rainwater management systems, promoting resource efficiency. A helicopter was even used to transport some of the technology to the site, reducing traffic congestion during peak construction periods. The project also includes the refurbishment of existing buildings, with a focus on energy efficiency and extending their lifespan. This involves a complete renovation of the building’s envelope and the original administrative building, prioritising energy savings and improving the working environment for employees. The refurbishment is scheduled for completion by the end of this year.

“We are pleased to welcome another significant manufacturer from the automotive sector to our portfolio. This sector has been driving demand for new facilities in the past year. Employing over 21,000 people worldwide, Hanon Systems is a well-established employer in the Kladno area. I am delighted that, as the owner of the Kladno complex and the project’s investor, we can support a company whose story exemplifies that modern industrial properties are the backbone of the European economy,” comments Jiří Stránský, Head of Development at Accolade.

The Kladno region is highly valued for its excellent infrastructure and the availability of a skilled workforce. Key motorways D5, D6 and D7, as well as Václav Havel Airport Prague, are located nearby. The future holds even greater promise with the planned railway connection between Prague, the airport and Kladno via a modernised route.
