Hanon Systems manufacturing plant in Kladno receives the highest sustainability rating
Park Kladno Industrial Zone has received the highest possible rating of Outstanding according to the international BREEAM New Construction sustainability certification. The park consists of a new production hall and the original building, which has been revitalised. It is a unique project on the Czech market that shows that the modernisation of an industrial hall can meet the strictest environmental and technical criteria. The project, covering a total floor area of more than 36,000 square metres, was created in cooperation between the Panattoni development company and the Accolade investment group.

Hanon Systems Thermal Technology is the tenant of the premises, which were constructed using a number of innovative and sustainable methods. It manufactures cooling systems for the automotive industry here. Thanks to the newly built hall, Hanon has increased its production space by almost 21,000 square metres. The original hall of over 15,500 square metres has undergone extensive renovation. The construction and the renovation were carried out without any interruption to operations.

Sustainability in all phases of the project
Sustainability methods were taken into account right from the initial planning phase. The project was designed with a focus on reducing the carbon footprint, maximising energy efficiency and being sensitive to the local environment. Construction materials with a low carbon footprint were used and the quality of the indoor environment was also considered, with the aim of ensuring healthy working conditions for employees.
A waste management plan was consistently applied during construction to minimise waste production and maximise the proportion of recycled materials. In total, more than 85 % of construction waste was diverted from landfill. During the logistically challenging phase of construction a helicopter was used to transport some of the technology, which significantly reduced the traffic load on the surrounding area.
In operation, the industrial park is notable for its exceptional energy efficiency. A combination of gas heating and heat pumps, together with a 2,225 kWp photovoltaic system, which covers 100 % of electricity consumption in the building, has led to a 54.66 % reduction in CO₂ emissions, i.e. more than 3,000 tonnes per year. The installation of a system using rainwater for flushing has led to a reduction in drinking water consumption by more than 66 %.
“Only around three percent of buildings seeking an Outstanding rating of BREEAM New Construction certification achieve it. However, in the Accolade portfolio it is the ninth such project, which is not exactly common even in Europe and proves the exceptionally high sustainability standard of our buildings. It is also important for us that we have helped a strong employer in the region expand its production space, which has created the conditions for further development and the creation of new jobs. And it is support for the wider industrial infrastructure in the regions that is crucial to us in the long term,” says Jiří Stránský, Head of Development at Accolade.
A strategic location with potential for the future
The Kladno region is one of the key industrial areas in Central Bohemia. It has excellent infrastructure and an accessible skilled labour force. The D5, D6 and D7 motorways and Václav Havel International Airport are all nearby. A railway connection between Prague, Václav Havel Airport and Kladno along a modernised line also offers great promise for the future and will further strengthen the transport accessibility of this strategic region.
