DSV at Goleniów Park – shared growth built on technology and long-term partnership
Goleniów Park is an investment designed from the outset with a long-term horizon and the real needs of modern logistics in mind. One of the park's most important tenants is DSV – a global logistics operator that has been steadily expanding its operations here for several years, building one of the most advanced facilities of its kind in the region.
From first tenant to a key point on the logistics map
DSV began operations at Goleniów Park in 2021 as one of its first tenants, occupying close to 5,000 m² of warehouse space. From the very beginning, this was a growth project – as the operator scaled up, so did DSV's footprint within the park. Today, the company occupies more than 25,000 m² of modern warehouse space.
A significant milestone along the way was the 2021 expansion, which added mezzanine floors that increased warehouse capacity and enabled more efficient handling of e-commerce clients, including returns processing. The flexibility of the infrastructure and the ability to scale operations incrementally proved essential to the pace and stability of DSV's growth.
Automation that genuinely changes the way work gets done
In early 2024, DSV launched Poland's first multi-client warehouse equipped with the AutoStore® system in Goleniów. The automated picking system, driven by a fleet of robots, delivers a significant boost to operational efficiency, better utilisation of available space, and shorter order fulfilment times. This solution is particularly important in the context of the rapidly growing e-commerce market, where speed and process reliability are critical.
The Goleniów project is also the first in Poland where Accolade has delivered dedicated technological infrastructure tailored directly to a tenant's needs, with a strong focus on energy efficiency and ESG-compliant solutions.
Sustainability in practice
The modernity of Goleniów Park goes beyond automation and operational scale – it also encompasses tangible environmental action. Photovoltaic installations with a combined capacity of 120 kWp are operational on the buildings' rooftops, with annual energy production estimated at approximately 120 MWh. This reduces CO₂ emissions by 81.2 tonnes per year.
The park also offers infrastructure that supports low-emission mobility – EV charging points and bicycle shelters are available for employees. The surrounding landscape has been designed with biodiversity in mind, incorporating greenery that supports the local ecosystem. The building occupied by DSV holds a BREEAM Very Good certificate, confirming the investment's high environmental and energy efficiency standards.
A location that supports scale and ambition
The strength of Goleniów Park is also driven by its location. Proximity to the seaports of Szczecin and Świnoujście, access to the S3 expressway, adjacency to Szczecin–Goleniów Airport, and a distance of less than two hours from Berlin make the park a vital hub for international supply chains. DSV's presence further strengthens the region's logistics standing and continues to attract new investment.
A long-term approach to partnership
The relationship with DSV is a perfect reflection of Accolade's strategy, built on long-term commitment and close collaboration with tenants – not only during the construction phase, but throughout the entire investment lifecycle.
