Konin Park with BREEAM Outstanding certificate!

The first completed and fully leased building within Konin Park has been certified at the highest BREEAM level, ‘Outstanding’. This is the fifth such certificate for Accolade investments, and the second in Poland. The warehouse in Konin scored 90%, making it the highest-rated industrial building in the country. Including this project, almost 30% of our portfolio consists of brownfield investments.

Revitalizing brownfield sites requires more preparatory work and investment than greenfield projects. Nevertheless, such revitalizations are a crucial element in our strategy. Konin Park is an excellent example of such initiatives and a reflection of our values – here, commitment to sustainable development and environmental care are evident in every aspect of the investment.

The BREEAM-certified building in Konin Park is located on the grounds of a former railway logistics center, which included warehouses, locomotive workshops, and a company fuel station, among other facilities. There were a total of 13 buildings on this site, most of which needed to be demolished. Soil tests were also conducted, revealing slight contamination in the area around the former fuel station; reclamation and remediation proved necessary, after which analyses were performed to confirm the purity of the new soil.

The building of Konin Park underwent a life cycle assessment to understand its environmental impact, including its carbon footprint emissions. In an effort to promote environmental sustainability and optimize operational costs, it has been equipped with a photovoltaic installation. Importantly, the primary energy demand of the facility is nearly 50% lower in comparison to national regulations. The building was designed to minimize internal pollutant concentration and recirculation. Water-efficient sanitary fixtures and flow control devices were also installed; it is estimated that this will reduce water consumption by nearly 88% compared to a building employing standard solutions. 

Furthermore, 99.6% of the construction waste was recycled. Native tree and shrub species were planted in the park’s surroundings, and new natural habitats for insects were created. Amenities for park employees were also prepared, including an exercise area, bicycle storage, and electric charging stations.

Konin Park will ultimately comprise two buildings with a total area of over 25,000 sqm. The warehouse is located in Konin, central Poland; the international Berlin-Moscow railway line runs through the city, near the A2 highway, which is a major link between Warsaw, Łódź, Poznań, and Germany. Thanks to the proximity of the Warta River, the location also offers the possibility of using the existing canal network to connect with the Baltic Sea. The Konin region is a significant center for the energy industry.
