Park Zdice to welcome a new tenant, with Toyota set to move its operations to the premises next year

The real estate developer Panattoni and the investor Accolade are strengthening their position in the Central Bohemian region. A new tenant will occupy an industrial park co-developed by Panattoni and Accolade in Zdice, about 40 kilometers southwest of Prague. Toyota Material Handling CZ, a Toyota Industries Corporation group company, has chosen the location for its headquarters. Toyota Industries Corporation is one of the leading suppliers of material handling equipment on the Czech, European and global markets. Toyota Material Handling CZ offers a wide range of products, rental and maintenance services, and provides comprehensive handling solutions, all with minimum environmental impact and low operating costs. The new premises are targeting the BREEAM New Construction sustainability certification with a rating of “Excellent”.

Toyota Material Handling (TMHCZ) will not only use the new premises in Zdice for its operations, it will also have the company headquarters there. TMHCZ chose the location for its further dynamic development on the Czech market on the basis of stable conditions based on competitive and transparent pricing, sustainable development and, last but not least, a high-quality project and strong support from both the developer and the investor.

Thanks to the very proactive approach of the developer and close cooperation on the project, we will be able to efficiently combine storage facilities with the operation of a large workshop within the leased premises. Moreover, all this will be interconnected with office space, including the possibility of on-site presentations and demonstrations of comprehensive warehouse handling solutions to our customers. The construction of the first part of the building with an area of 12,000 square meters, which is delivered to another tenant by Panattoni and Accolade, started in March 2024. The construction of the second part covering 13,614 square meters, which will be built specifically for Toyota Material Handling CZ, will start in early November 2024 and is expected to be completed and handed over in December 2025.

The building aims to attain the BREEAM New Construction certification with a rating of “Excellent”. High standards in terms of approach to environmental protection, typical for joint projects of Panattoni and Accolade, are also upheld within the park in Zdice. Greenery covers a large part of the park, which has a total area of more than 70,000 square meters. The dirt road leading from the municipality to the D5 motorway was already reconstructed during the construction of the first building and a roundabout was built at the entrance to the park. During the construction of the second building, a second phase of the road, a cycling trail and gas and sewerage connections to nearby Knížkovice were built. The site also features a retention reservoir for rainwater retention. The park is far enough from the residential area of Zdice so that freight traffic does not have to pass through the residential districts at all, which is a great advantage for the surrounding area. Panattoni Park Zdice offers excellent transport accessibility at exit 28 on the D5 motorway. It is located approximately 40 km from Prague and the Rozvadov border crossing is approximately 120 km away. On the German side, there are connecting motorways A6/A93/A9 to Nuremberg, Regensburg, and Munich.
