NOVIKO Animal Health – a leader in the distribution of veterinary products – is coming to Park Zdice. The new premises will increase the efficiency of operations

NOVIKO Animal Health, a member of Covetrus Group, which supplies dog, cat and other pet food under the Calibra brand, is to become a new tenant in Park Zdice. Operating in modern premises covering an area of more than 12,000 sqm will enable the company to expand its warehouse capacity and achieve greater efficiency of operations. The industrial park is targeting a BREEAM New Construction sustainability certification of Excellent. The project’s developer is Panattoni, the investor is Accolade Group.

The Calibra brand, which originated in the Czech Republic, has been on the market for more than 20 years. It offers a wide portfolio of premium and super-premium food, treats and other accessories for dogs, cats and small rodents. For a long time, it has also been developing specialised veterinary diets. Calibra is one of the Covetrus Group’s own brands and is currently successfully sold in more than 30 countries around the world. The new warehouse will also help in its further expansion.

The operation in Zdice will be Covetrus Group’s third and largest distribution centre in the Czech Republic, which will also offer modern technologies to ensure the correct storage conditions for animal feed and other products according to the strictest standards.

“We are delighted that we can strengthen our collaboration with Panattoni by opening this new central warehouse, which will serve as a global distribution centre for our two most important private brands, Calibra and Covetrus. This step represents a significant improvement in our supply chain and will ensure seamless deliveries to our customers throughout the world,” adds Lukáš Pravda, NOVIKO’s Director of Operations for the CEE region.

“NOVIKO Animal Health’s decision to locate its operations in Park Zdice is confirmation of our ability to offer flexible premises which can be adapted to the individual needs of even the most demanding clients. The fact that several companies from different sectors and with various types of operation can successfully operate in one hall is the best proof of this. We very much value NOVIKO’s trust and we look forward to further cooperation with them,” says Klára Sobotková, Regional Development Director, Panattoni. The same hall is already occupied by the forklift manufacturer Toyota Material Handling and the breeder feed producer VAFO Praha.

NOVIKO Animal Health will use 12,400 sqm of space on the site, from where it will distribute mainly products that require specific storage conditions. The premises will therefore be equipped with a cooling system to ensure that the indoor temperature does not exceed 25°C. The company will take over the new premises by the end of 2025.

The developer Panattoni and the investor Accolade are also continuously making extensive investments in the adjacent infrastructure and surrounding landscape. As part of the project, the dirt track leading from the village to the motorway has already been resurfaced and a new roundabout has been created at the entrance to the site. The development also includes the construction of a cycle path, and gas and sewerage connections to nearby Knížovice.

The entire project puts great emphasis on environmentally friendly solutions and maximum protection of the environment. Its goal is to achieve a BREEAM New Construction sustainability certification of Excellent, which would confirm Panattoni and Accolade’s long-term commitment to sustainability.

A significant part of the industrial estate covering an area of more than 70,000 sqm is set aside for greenery and natural features. The site also has a reservoir for capturing rainwater, which contributes to the efficient management of water resources. One of the main benefits for the local population is the fact that the park is located sufficiently far from the residential areas in the town of Zdice, so freight traffic does not pass through them.

Park Zdice can also boast excellent transport accessibility thanks to its connection to the D5 motorway near exit 28. It is about 40 kilometres south-west of Prague in the direction of Beroun and 120 kilometres from the border crossing at Rozvadov. The key A6, A93 and A9 motorways on the German side of the border provide connections to major commercial hubs such as Nuremberg, Regensburg and Munich. Located nearby are a rail corridor for long-distance and freight transport and the main train terminal in Zdice. All in all, this industrial hub offers not only excellent logistical conditions, but also environmentally friendly and modern business facilities.
