Second half of the year marked by expansion – five new Accolade investments in key locations
Accolade closed the first half of 2025 with a record performance. The international industrial real estate investor leased 220,000 sqm of space, representing about an 140% year-on-year increase. In the second half of the year, Accolade is maintaining a high level of investment activity in Poland, developing five new projects with a total area of nearly 100,000 sqm. The new investments are located in Szczecin, Kielce, Białystok, and Świdnik.

While the warehouse market is experiencing a slowdown and a reduced number of new projects, Accolade continues to pursue its strategy and expand its portfolio in Poland. The “market maker” approach – investing in medium-sized cities with strong potential – enables the company to maintain stability, strengthen its competitive advantage, and support local markets. The new projects are being developed in well-established locations, with the first handover scheduled already for September this year, and the remaining ones to be delivered by the first half of 2026. Together, they will bring nearly 100,000 sqm of modern warehouse space to the market, with a total value of over EUR 100 million, addressing the needs of logistics and e-commerce operators while creating new jobs and supporting regional economies.
Szczecin
Szczecin was Accolade’s one of the first market in Poland – the company entered it 10 years ago. It remains a strategic location in the portfolio, with the largest warehouse base in the country and strong potential thanks to its proximity to the seaport and the German border. In Trzebusz (Park Trzebusz II), as part of the first phase of a project of almost 100,000 sqm, over 25,500 sqm of modern warehouse space is under construction. The facility, scheduled for completion in spring 2026, has already been pre-leased to two tenants. The investment value is EUR 29.4 million
On Lubczyńska Street (Szczecin Park V), a modern warehouse of over 13,450 sqm will be developed for the logistics sector. Construction will be completed in February 2026, with an investment value of EUR 13 million and the total area of the park will increase to 30,000 sqm.
Białystok
Białystok is one of the key cities in Accolade’s strategy for Eastern Poland and the location of its largest ongoing project. Within the Białystok III investment, 34,000 sqm of space will be delivered, with 66% already pre-leased to tenants from e-commerce, retail, and third-party logistics. The facility valued over EUR 34 million, is scheduled for completion in the first half of 2026. Altogether, Accolade’s projects in Białystok will exceed 110,000 sqm, making the city one of the most important regional warehouse hubs in the company’s portfolio.

Kielce
Kielce is a dynamically growing market in south-central Poland, attracting logistics companies thanks to its favorable location and good transport infrastructure. A new Accolade facility of over 13,400 sqm will be developed there, with an investment value of EUR 16.7 million, and the total area of the park will increase to 60,000 sqm.
Świdnik
In Świdnik, as part of Lublin Park IV, a BTS facility is being developed to meet the needs of Poland’s largest private courier operator. The building, offering 11,400 sqm of space, will be handed over in September this year, increasing the total area of the park to 63,000 sqm.
New assets and record leasing results
In recent months, Accolade’s portfolio in Poland has expanded with Park Szczecin Dunikowo and a facility in Bielsko-Biała. At the same time, in the first half of 2025 the company achieved a record result: leasing 220,000 sqm of space, about an 140% increase compared to the same period last year. This includes both new lease agreements and renewals, confirming tenant loyalty.
