Park Prague Airport II expands: new hall to be occupied by leading global logistics company Kuehne+Nagel
Kuehne+Nagel, one of the leaders in the logistics market, is set to become the latest tenant at Panattoni Park Prague Airport II. This modern industrial zone, located near the Central Bohemian village of Pavlov, sits directly on the D6 motorway, just 10 minutes from the Prague city limits and under 15 minutes from Prague Airport. The lease of a new hall, targeting a BREEAM New Construction sustainability certification at the Excellent level, will allow Kuehne+Nagel to provide logistics services in brand-new, modern premises. The project is being developed by Panattoni, with Accolade as the investor.

Kuehne+Nagel operates nearly 1,300 branches in more than 100 countries. Its strong market position is built on sea, air, road and contract logistics, with a focus on integrated logistics solutions. The Czech Republic was one of the first Central and Eastern European countries where Kuehne+Nagel began its expansion in the early 1990s. Today, the company employs around 400 logistics specialists in the Czech Republic.
“We look forward to moving into a more modern environment for our colleagues. We believe this will also benefit our customers. In line with our Roadmap 2026 strategy, we welcome the fact that the hall meets the most advanced sustainability standards, which is one of our priorities for the future. The new warehouse layout will also enable us to streamline our logistics processes,” says Miroslav Pudil, National Manager, Kuehne+Nagel.
With the addition of an entirely new, seventh building, the total leasable area of Panattoni Park Prague Airport II will rise to nearly 140,000 square metres. This will be the second building delivered in cooperation with Accolade. The first facility, offering 11,150 square metres, is already part of the Accolade Industrial Fund portfolio for qualified investors. The new hall for Kuehne+Nagel will provide premises suitable for logistics, distribution and warehousing, with a total leasable area of 10,600 square metres. Of this, 9,000 square metres will be dedicated to storage, with the remainder comprising offices and a mezzanine. The entire building has been designed to reflect the requirements and specific requests of the tenant.
“We will build a strategic, tailor-made hub for Kuehne+Nagel right next to the D6 motorway, from where it can deliver logistics services to its clients. We are delighted that the tenant will relocate from premises falling short of modern standards to a ‘fossil-free’ hall equipped with heat pumps. These will serve not only the offices but also the warehouse operations. We greatly appreciate the trust placed in us and look forward to our future cooperation,” says Klára Sobotková, Regional Development Director, Panattoni.
The project obtained all the necessary permits, and construction began in August 2025. Completion and handover of the building, including the first phase of technology implementation, is scheduled for April 2026. The second phase of technology installation will follow immediately, with full operations expected to launch in June of the same year.
“We are pleased that the next stage in the development of the industrial park is associated with Kuehne+Nagel – one of the key players in global logistics, the number one in air freight and number two in sea freight. It has been a long journey from acquiring the land in 2020 to securing this client in 2025, and we are happy that it is such a significant company. We thank the municipality of Pavlov for its constructive and pragmatic approach to both the location and the investor’s plans, which helped ensure smoother permitting processes. Creating facilities that enable global players to grow and develop in strategic regions is one of our top priorities,” says Jiří Stránský, Head of Development, Accolade Group.
The entire project, featuring “fossil-free” heating, places strong emphasis on eco-friendly solutions and maximum environmental protection. The building is equipped with heat pumps, serving not only the office areas but also the entire logistics hall. The goal is to achieve a BREEAM New Construction certification at the Excellent level, underlining Panattoni and Accolade’s long-term commitment to sustainability. Planned features of the site include a soakaway retention tank for rainwater harvesting to support efficient water management, photovoltaics, an EV charging station and other elements supporting biodiversity, including beehives.
Panattoni Park Prague Airport II enjoys excellent accessibility via the Prague Ring Road, linking it to all major motorway routes within the Czech Republic and beyond. A railway station, with regular direct services to Prague city centre, is just a 5-minute walk from the park, and bus services stopping at the station connect Pavlov with nearby villages. This ensures convenient public transport access for employees across a wider area.
