Construction of new premises at Park Ostrov Northk officially launched today. The industrial zone will meet the highest global sustainability standards
The next phase of construction at Ostrov North Park will expand the industrial zone by nearly 46,500 m² of sustainable space. The new hall will be completed in March 2027. It represents another step in the revitalisation of one of the largest brownfields in the Czech Republic. The project will strive for the highest level of international BREEAM New Construction certification. The developer is Panattoni, and the investor is the Accolade Group.
The tenant of the new space is ZF Aftermarket Ostrov, which operates as a key logistics hub within the global ZF automotive network. From its location in the Karlovy Vary Region, it consolidates independent distribution capacities in the aftermarket and supports ZF's European logistics network. This responds to growing customer demands for shorter delivery times and greater supply chain transparency.

The new premises are designed as an extension of Phase I, utilizing proven technologies and sustainable approaches. Already the first phase of the 57,400 m² building was constructed with an emphasis on sustainability, including the use of recycled materials, efficient waste management and optimized energy consumption. The hall's heating, cooling and ventilation will be combined using heat pumps and direct heating without the use of fossil fuel sources. The project also includes expanding the number of twenty charging stations for passenger cars from the first phase, further supporting sustainable mobility.

Park Ostrov North stands on the site of the former Škoda Transportation complex, one of the largest brownfields in the Czech Republic, where a trolleybus factory once stood. During remediation and demolition in the first phase, 98.7% of the original construction waste was recycled and 103,000 tonnes of recyclate were used, significantly reducing the environmental impact and traffic burden on adjacent areas.

Park Ostrov North consists of two buildings. The first hall of approximately 20,000 m², which is occupied by Amphenol and CONEC, with a quarter of the space also used by the online shop Kokiska, is already part of the portfolio of the qualified investor fund Accolade Industrial Fund. After completion, the second hall will offer a total area of over 100,000 m² and ZF will be its sole tenant. In addition to industrial development, Accolade together with Panattoni are actively cultivating this location through associated projects, such as the construction of a cycle path and a planned car park at the Red Tower of Death, a monument inscribed on the UNESCO World Heritage List.
