Accolade completes the largest industrial project in the Białystok region
Accolade has completed Park Białystok III, a 34,000 sqm development and the largest standalone industrial park in the Białystok region. The facility has been leased to companies representing a range of sectors, including Allegro, Geodis, Eurus and Merkury. This diverse tenant mix reflects the changing role of industrial parks — from traditional warehousing towards infrastructure that supports the everyday functioning of consumers, businesses and local markets. With this latest investment, Accolade’s total warehouse space in the Białystok region now exceeds 110,000 sqm.
Park Białystok III is Accolade’s third project in the region. The company was the first investor to deliver modern industrial space in this location, and its total regional portfolio now exceeds 110,000 sqm, supporting close to 1,400 jobs. The scale of growth and the tenant mix underline the region’s increasing importance as an independent warehouse market. Located in the western part of the Białystok metropolitan area, the park offers convenient access to the S8 expressway and the broader north-eastern Polish market. In the longer term, the strategic relevance of the location may increase further with the development of the S19 / Via Carpathia corridor around Białystok. The new building was completed in mid-May and is currently undergoing BREEAM certification at the Excellent level, confirming the project’s high environmental and technical standards.
An industrial park that supports everyday life
Just over a decade ago, warehouses were seen primarily as storage facilities. Today, their role is much broader. Modern industrial parks support processes that are directly linked to consumers’ everyday lives - from e-commerce and product availability in stores to delivery and returns logistics, electronics distribution, retail operations and new circular-economy models.
“Today’s industrial parks may be largely invisible to consumers, but they are a vital part of the infrastructure that underpins everyday life. This is where the processes are organised that ultimately shape the consumer experience - delivery speed, product availability, efficient returns handling and the operation of new systems such as Poland’s deposit return scheme. Park Białystok III is a good example of this shift, as it brings together a broad range of economic functions in one location, from e-commerce and retail to logistics and local entrepreneurship,” says Joanna Sinkiewicz, Managing Director of Accolade in Poland.
Allegro’s presence at Park Białystok III marks the launch of the Allegro One Kurier service in the Podlaskie region in cooperation with Accolade. The building will also be occupied by a retail-sector company using the space to support the distribution of consumer goods. Geodis, the international logistics operator, is relocating its operations from Białystok I while also expanding the space it leases within Accolade’s portfolio. The tenant mix is further complemented by Eurus, a Białystok-based cosmetics manufacturer and distributor, and Merkury S.A., a nationwide distributor of pharmaceuticals, dietary supplements, health food and FMCG products.
From the first investment to the third project
Białystok is one of the clearest examples of Accolade’s long-term strategy of developing regional warehouse markets beyond Poland’s largest metropolitan areas. In 2018, the company became the first investor to deliver modern warehouse space in the city. Today, it is completing its third project here, confirming both stable demand and the growing maturity of the local market.
Park Białystok III also shows that a location’s attractiveness is reflected not only in the arrival of new occupiers, but also in the growth of tenants already operating within Accolade’s portfolio. Geodis is a good example: the company is expanding and relocating from Park Białystok I to Park Białystok III.
Taken together, Accolade’s parks in the region - Accolade Funds Białystok I, Accolade Funds Białystok II and Park Białystok III - support close to 1,400 jobs, strengthening the local labour market and reinforcing the city’s appeal as a business location. The new building is targeting BREEAM Excellent certification, demonstrating that regional growth does not have to come at the expense of quality: occupiers today expect modern, efficient and sustainable infrastructure regardless of location.
