Accolade is preparing a new industrial park in Přerov worth CZK 1 billion. It will offer more than 32,000 square metres for manufacturing and logistics
Accolade Group, a European investor in modern industrial infrastructure, is preparing a new industrial park in Přerov. Located in the western part of the city, the project will offer more than 32,000 square metres of modern space for manufacturing and logistics. Thanks to a legally binding permit for the project, construction of the two halls can begin immediately after an agreement with a future tenant is signed, and the premises could then be handed over within ten months. The expected investment value is approximately CZK 1 billion.
The new Park Přerov will be built in the Staré Rybníky area, which lies outside residential zones and is designated in the city’s land-use plan for industrial production and storage. The site will comprise two halls with lettable areas of approximately 17,500 and 14,600 square metres. The space is suitable for light industrial manufacturing, for example in the automotive or electrical engineering sectors, as well as for warehousing and distribution of goods. The specific layout can be tailored to the requirements of future tenants.
“Přerov has a strong industrial tradition that is still visible today in its companies and in the skills of local people. Significant businesses operate here in mechanical engineering, optics and the chemical industry. The availability of people with manufacturing skills is crucial for companies when deciding on new investments. In the Přerov region we already have experience with the project in Kojetín, which is home to one of the most technologically advanced distribution centres in the Czech Republic. Now we want to build on that directly in Přerov and offer a base to tenants who want to grow their business here,” says Martin Makovec, Associate Director of the Land Development team at Accolade.
The main advantage of the Staré Rybníky location is its transport accessibility. The park will be connected directly to the D1 motorway and, via the I/55 road, also to the D55. This allows quick access to Brno, Ostrava and other industrial centres in the Czech Republic and neighbouring countries. As part of the project preparation, Accolade also secured a permit for a bus stop next to the site, which it will build at its own expense.
The park is designed with an emphasis on energy efficiency and sustainable building operation. A photovoltaic power plant is planned on the roofs of both halls, the office and staff facilities will use heat pumps, and the technical solution also includes energy-saving LED lighting.
The site will also include a sufficient number of parking spaces, staff facilities, landscaping and a rainwater management system. More than 14,000 square metres of greenery are planned, which will make up approximately 22% of the industrial site area.
Accolade is currently in active talks with potential tenants and is negotiating leasing options. Steps are also under way to agree commercial terms and subsequently sign lease agreements. The start date of construction will depend on this; however, thanks to the permit already obtained, the premises could then be handed over in as little as roughly ten months.
