Accolade and Conseq acquire Kaufland distribution centre in Bydgoszcz

Accolade, an international industrial real estate investor, together with the Conseq fund, has finalized the acquisition of a modern BTS distribution centre fully leased to Kaufland. The facility has become an important part of the region’s logistics infrastructure and one of the key pillars of Kaufland’s distribution network in Poland. The acquisition was supported by EUR 22 million acquisition financing provided by mBank.

The distribution centre offers approximately 46,000 sqm of space and is located in the largest industrial zone in Bydgoszcz. Completed in 2016, the building holds a BREEAM Excellent certification and is 100% leased. The tenant is Kaufland – one of Europe’s leading retail chains and part of the Schwarz Group, which also owns the Lidl brand.

“Bydgoszcz is a market we know very well and where we have been steadily building our presence for the past decade – today our portfolio in this region comprises nearly 300,000 sqm of warehouse space. The acquisition of the Kaufland distribution centre is an example of an investment aligned with our long-term strategy: featuring a strong international tenant, secure cash flows backed by a long-term lease agreement, a modern building meeting current ESG standards, and a location that plays an important role in the national logistics network.” – says Jakub Leszczyński, Transaction Director at Accolade in Poland.

The Bydgoszcz distribution centre is one of four key Kaufland logistics facilities in Poland and serves the north-central part of the country. The location benefits from the presence of other major logistics operators and distribution centres in the vicinity, including facilities associated with the Schwarz Group. The property is also located directly next to Accolade’s industrial parks, strengthening the investor’s regional portfolio scale and operational synergy.

“Bydgoszcz continues to strengthen its position as a stable and mature industrial and logistics market. The presence of international tenants and ongoing infrastructure investments make the city an important hub on Poland’s logistics map and an attractive destination for long-term capital.” - adds Jakub Leszczyński.

The acquisition of the Bydgoszcz facility aligns with Accolade’s long-term investment strategy, focused on modern logistics infrastructure in regional cities with strong economic fundamentals. Environmental considerations also play an important role in these investments – the facility holds a BREEAM Excellent certification, while Accolade consistently expands its portfolio of projects meeting high sustainability standards.

“We are excited to have supported Accolade and Conseq in the execution of this strategic transaction. The acquisition of the Kaufland distribution centre in Bydgoszcz is an example of a mature investment based on a stable tenant, modern infrastructure and high ESG standards – factors that are particularly important to us when financing warehouse and logistics projects. We congratulate Accolade and Conseq on another successful project and thank them for the partnership-based cooperationsays Tomasz Niewola, Head of Structured Finance at mBank
