Accolade Completes Szczecin-Trzebusz II. Investor’s Regional Portfolio Targeted to Reach Approx. 900,000 sqm

Accolade has completed the Szczecin-Trzebusz II project, another stage in the development of the company’s portfolio in the Szczecin region. The new facility offers more than 25,500 sqm of modern industrial and logistics space and is fully leased to companies from the logistics and distribution sectors. In the West Pomeranian Voivodeship, Accolade’s portfolio currently comprises nearly 530,000 sqm across six parks, with its total potential expected to reach approximately 900,000 sqm. The investment further strengthens the position of the Szczecin region as one of the key logistics hubs in western Poland, benefiting from its proximity to Germany, access to seaports, and continuously developing transport infrastructure.

For more than a decade, the West Pomeranian Voivodeship has remained one of Accolade’s key growth areas in Poland, with the Szczecin region serving as the natural centre of this logistics network. The significance of this part of the country stems from its location near the German border, access to the Szczecin–Świnoujście ports, and its ability to facilitate goods flows between Poland, Western Europe, and Northern European markets. The region’s attractiveness is further enhanced by the growing importance of the Szczecin–Świnoujście port complex, which recorded a historic cargo handling volume of 34.79 million tonnes in 2025, representing a 7.5% increase year-on-year, with particularly dynamic growth in container handling.

“West Pomerania, and especially the Szczecin region, was not always as obvious a choice for warehouse investors as it is today, but from the very beginning we recognized its long-term potential. Proximity to Germany, access to seaports, developing infrastructure, and the ability to serve Western and Northern European markets create advantages that are becoming increasingly important year after year. Today, Szczecin is one of our most important markets in Poland and a modern logistics hub of growing international significance. The completion of Szczecin-Trzebusz II marks another step in the consistent strengthening of our portfolio in the region,” says Joanna Sinkiewicz, Managing Director of Accolade Poland.

The Szczecin-Trzebusz II project aligns with Accolade’s strategy of long-term development of regional industrial and logistics hubs. The modern space in the region addresses the needs of logistics, distribution, retail, and manufacturing companies seeking well-connected locations close to the western border and seaports. The expansion of Accolade’s portfolio in the West Pomeranian Voivodeship supports the local labour market and further strengthens the Szczecin region’s position on Poland’s logistics and warehouse map.

“For years, Szczecin has consistently strengthened its position as one of the key logistics hubs in western Poland. This is primarily due to its unique location – close proximity to the German border, direct access to seaports, and continuously developing road and rail infrastructure that opens the city to markets across Western and Northern Europe. We offer well-prepared investment sites that meet the real needs of logistics, distribution, and manufacturing companies. The growing interest from investors in this market segment confirms that Szczecin is now a natural choice for businesses seeking an efficient operational base at the crossroads of the Polish and Western European markets. This is a potential we will continue to develop, which is why we welcome every new investment in this area,” says Michał Przepiera, Deputy Mayor of Szczecin.

The high occupancy level of the new facility demonstrates that despite increased market selectivity, well-connected locations continue to attract tenants. Today, companies are looking not only for space but also for infrastructure that enables them to serve customers efficiently, shorten supply chains, and build operational resilience. The Szczecin region is exceptionally well positioned to meet these requirements,” adds Joanna Sinkiewicz.

The long-term potential of the Szczecin metropolitan area will also be enhanced by major road infrastructure investments. In May 2026, a contract was signed for the construction of the Police–Goleniów section of the S6 expressway, which forms part of the Western Bypass of Szczecin. The 23.4-kilometre route will include a 5-kilometre tunnel under the Oder River, set to become the longest road tunnel in Poland. The first two sections of the bypass are scheduled to open in 2029, while the tunnel section is planned for completion in 2033.
