Accolade and Conseq fund Acquire a Modern Industrial Park in Rzeszów

Accolade, an international investor in the industrial real estate sector, together with the Conseq Real Estate fund, has completed the acquisition of the modern logistics park Rzeszów Airport III. The property was acquired from Kajima Properties Europe (KPE), one of its co-owners. The transaction confirms the growing interest of investors in south-eastern Poland, which is becoming one of the fastest-developing warehouse markets in the country. The acquisition is supported by financing provided by Santander Bank amounting to EUR 21.3 million, structured as a combination of project and acquisition financing.

Located directly adjacent to the Rzeszów–Jasionka Airport and in close proximity to the A4 motorway, Rzeszów Airport III offers over 33,000 sqm of modern manufacturing and office space designed to support key business operations such as warehousing, production and distribution. The complex includes a built-to-suit facility developed for a logistics tenant and a modern warehouse certified BREEAM Excellent. Delivered in 2022, the park is fully leased and hosts a diverse tenant mix—from logistics, e-commerce and manufacturing companies to public institutions.

“Rzeszów is one of the Polish cities that has offered the most to industrial investors and occupiers in recent years. Its well-developed road, air and rail infrastructure, access to skilled labour and strategic location on the planned Via Carpatia route make the region one of the emerging logistics hubs in Central and Eastern Europe. This is confirmed by Rzeszów’s strong fourth place in our ranking ‘Medium-Sized Cities – Great Investment Potential’, which highlights the most promising Polish mid-sized cities for warehouse and logistics development,” says Jakub Leszczyński, Transaction Director at Accolade Poland. He adds: “For Accolade, strengthening our presence in Rzeszów is a natural step in the execution of our investment strategy in Poland. The acquisition of Rzeszów Airport III reinforces our position in south-eastern Poland and represents another milestone in diversifying our portfolio. We see significant long-term growth opportunities in this market.”

Strategically positioned between the A4 motorway and the airport’s runway, Rzeszów Airport III ensures excellent connectivity to major transport corridors leading towards Wrocław, Kraków and Lviv, making it a key node for servicing the eastern logistics market. At the same time, Rzeszów maintains one of the lowest vacancy rates in Poland – 2.4% at the end of Q4 2024.

“Our latest disposal allows us to recycle capital into compelling opportunities in new markets while adding to our unbroken track record of delivering strong risk-adjusted returns through development. Our strategy remains to develop high-quality, sustainable, and well-located logistics assets across our core target locations in Europe and the UK. At both the occupier and capital markets levels, we are seeing increasing demand for facilities with strong environmental credentials, which has been key to our asset management strategy since the platform’s inception in 2016.” - said Lucas Kester, Senior Investment Manager, Kajima Properties Europe
